The Arizona Registrar of Contractors has strict guideline on the scope of work each contractor classification can operate. Many contractors will attempt to perform roof repairs and roof certification without the real knowledge of roofing and cause potential issues to property owners down the road. Many honest general contractors will sub-contract the roofing work to licensed, bonded and insured roofing contractor.
General Contractors outlined by the Arizona Registrar of Contractors are able to perform most types of shingle repairs and full shingle roofing only, no other type of roofing is permitted. “As the economy tightens some contractors who do not hold a K-42 Roofing license are offering roof repair and roof certifications services which is not only against the law but can hurts the consumer.” Says, Nicholas Bryditzki a HAAG certified and NRCIA roof inspector and licensed, bonded and insured Arizona Roofing Contractor.
The Arizona Registrar of Contractors does allow work to be done by unlicensed contractors if it does not exceed $1000.00 including labor and materials. “This is a Buyer-Beware situation, the consumer is not protected. If the roof leaks down the road the consumer has no recourse, especially in regards to a roof certification.” Adds Bryditzki.
Most legitimate roofing contractors who offer roof certifications have a roof repair expert on staff, with years of experience in all types of roof systems. “Taking an on-line roofing course doesn’t make a person a roof expert.” Stated Bryditzki. The first step in the roof certification process is having the roof inspected, this is usually done for a fee of $175-$200 and includes a full roof report with a roof condition index, roof pictures, roof problems and a scope of work to bring the roof up to certification status. After a licensed roofing contractor completes the repairs then a roof certification can be issued for around $345.
