(EMAILWIRE.COM, September 14, 2011 ) Phoenix, AZ -- As loan requirements tighten many borrowers are finding out about roof certifications. Before most lenders will fund a loan, FHA and HUD require that the entire roof surface be certified to "find that the roof is in good condition for it's age, does not leak and has an estimated remaining useful life of over 2 years." Usually, the roof contractor is also required to guarantee this by providing a 2-year, no leak guarantee. If the roof leaks in this two-year period, the roof contractor is required to fix any leak at no charge provided the leak is not the result of physical damage to the roof from whatever source.
The roof inspection and roof certification process is like any other home inspection service but it is highly recommended that it be performed by a licensed, bonded and insured roofing contractor. Before any roof can be certified it has to be thoroughly inspected. Many real estate professionals and borrowers mistakenly think by calling a roofing contractor for a free inspection and estimate their problems are solved. “Most roofing contractors want to sell you a new roof and in many cases gives a bias opinion hoping to get a sale”, says Nicholas Bryditzki a nationally certified roof inspector and Arizona Roofing contractor. “We charge a nominal fee for a written roof inspection in details complete with photos showing the potential buyer what condition of the roof is and what steps need to be taken to bring the roof to a certifiable condition.” Bryditzki continued.
One of the biggest surprises that borrowers get is at the closing, “The lender is requiring a 2-year roof certification” sending the borrower and their real estate agent scrambling. Bryditzki recommends to all borrowers and real estate professionals, “If you find your dream house hire a certified roof inspector and have a written roof report done in the beginning of the process. There is nothing more stressful then scrambling to locate a roof inspector, get the roof report, have the repairs done and finally get the 2-year cert, all before closing the next day.”
