(EMAILWIRE.COM, December 17, 2009 ) Farmington Hills, MI - Bill and Sue Nebe were downsized after decades of service to GM and EDS within the past three years. As real estate investors you would figure that they could avoid being victims of mortgage-go-round circus of 2009.
The Farmington Hills, Michigan family found themselves four days away from watching their home and property auctioned off at the Oakland County SheriffÂ’s sale, November 25, the day before Thanksgiving.
“My wife and I had already been through the mill of so-called real estate ‘experts,’” confessed Bill. “We met Ralph Roberts through a mutual friend. As Sue and I looked back on this experience, we wondered how and why we trusted him after the succession of let-downs.”
Ralph Roberts assembled his team that Sunday morning before the holiday. While his partner, Lois Maljak prepared the Nebes for what was going to take place, Roberts completed his assessment of the property and neighborhood. At the same time, RalphÂ’s personal assistant, Kim was tracking down the teamÂ’s contacts at the Philip Greco Title Company.
The next step was locating an “Angel Investor.” Sue Nebe explains what she witnessed in her kitchen that Sunday, “Ralph had to make two calls to find an investor. The first one was interested, but he was stuck in the wilderness somewhere in a duck blind.” The next call was all he needed.
With the investment committed, the next day was crucial for the plan to work. To bring the mortgage payments down to the NebeÂ’s ability, the primary mortgage and two junior liens had to be negotiated. Meanwhile, the title company was on pace to complete its searches on time.
“I can not believe what Ralph Roberts did for us. He is a saint in our world. He purchased the home before it was sold out from under us; sold it back to us with seller financing for less than what we could sell the home on the market for; structured the payments so we can afford them.
“I dealt with a bunch of sharks who were had us days from loosing the home and Ralph Roberts came in and put a deal together that truly worked for all. We were ready to sign anything to keep our home and he did NOT take advantage us – he did just the opposite.”
The key to Roberts’ plan was negotiating three “Short Sales” with the bank and two smaller liens and completing the title investigation, all in less than 72 hours.
