A new home building labor shortage is in effect, and labor shortages have been precursors to increased deficit when it comes to construction.

“The survey of our members shows that since June of 2012, residential construction firms are reporting an increasing number of shortages in all aspects of the industry — from carpenters, excavators, framers, roofers and plumbers, to bricklayers, HVAC, building maintenance managers and weatherization workers. The same holds true for subcontractors,” said David Crowe, chief economist at the National Association of Home Builders.

In a half-year, 46% of the builders surveyed have experienced either delays or complications in projects being completed on time. Nearly 15% have had to turn down projects altogether, while 9% canceled the sales outright due to labor shortages.

This comes at a time when new homes could assist in filling in the shortage in supply of existing homes that are causing prices to skyrocket in certain areas.

According to MLSListings, Monterey County saw the median prices of a single-family home shoot up 15% from February of 2013. Meanwhile, the inventory has plummeted 35% and the new listing fell 30% overall within the same period.

Now, the new home building industry has spawned labor shortages due to many construction-related workers removing themselves from the industry during the housing crisis.
